From the minute you drive up and see the Hamptons style exterior of this beachfront holiday home you will be blown away. On entry level you will find the perfect parents retreat complete with queen size bed, lounge area, a desk (for those who can't escape work) a huge TV and stunning bathroom and laundry. Venture upstairs for a light filled reading nook with views out to the ocean and even a range of books for you to enjoy.
As you enter the hub of the home you will instantly see the magnificent new kitchen with everything you need to cook a wonderful meal! A gorgeous dining suite that seats 10, a large comfortable lounge, big screen TV, Free Wifi, split system air conditioning, multiple sliding doors to enjoy the ocean air and the large deck with BBQ to soak up the amazing views!
If you can tear yourself away from this beautiful space at the end of the day, luxury awaits you in the two queen size bedrooms and two magnificent bathrooms.
The kids have been cared for too with their own private loft escape. Four single beds, lounge area, TV and a Play Station (including some games) will keep them happy for hours.
Kingsley Beach House provides you with absolutely everything you need to feel at home and enjoy your beachside holiday. (Note: no garage is available at this property, however the driveway can fit up to 3 cars).
Surrounded by National Parklands, Boat Harbour offers a protected sandy beach, ideal for the little ones. There is a council park for family picnics (including a BBQ) and a good surf break at Kingsley Beach. Fisherman will enjoy casting out into the calm waters from one of the many rocky waterfront positions or launch your boat from Boat Harbour Beach.
Watch the whales as they play off the shore, walk to two famous whale watching look-outs or sit and watch them come by from the balcony.
Note: No smoking at this property. No pets. We actively enforce a no party / no schoolies / no excessive noise policy.
IMPORTANT NOTE: Kingsley Beach House has a $600 security deposit payable on each booking. The host will contact you directly prior to your arrival for payment of the Security Deposit. If the Security Deposit is not paid, you will not be given access to the property. The Security Deposit will be refunded once you have vacated and the property has been checked and cleaned.

Perfect for Family Reunion
Ali A - 15th April 2023"This property suited us perfectly for our family reunion. We have been coming to Boat Harbour for 38 years and love the location. The house is perfectly situated between Boat Harbour and Kingsley Beaches and we love the National Park walks in the area. We had all we needed in the way of kitchen equipment for cooking for our families and everything felt clean, beds comfortable and everything in good condition.

Gorgeous house
Luisa - 31st August 2020We got both Kingsley and Little Kingsley for the weekend and we were super happy with both houses. More than enough room for 5 families. Nice calm beach just across the road which was great for the little ones. We got it at a good price and loved the luxury touches like the Sheridan towels and baccarat cookware! A few issues but nothing we couldn’t work around: 1. Drain in En-suite on the main floor bedroom wasn’t working properly so quick showers only to avoid flooding. 2. Dishwasher in Kingsley was pretty average and oven didn’t really work .. cooktop was great tho! 3. Bedroom on the top floor could get really warm.. great for us coz it was still pretty cool when we stayed but a potential issue for the summer months. But verrry well appointed and reasonably priced. Dealing with Abby was pretty smooth too so we had a wonderful experience overall
Everything was Amazing

So well equipped for guests, absolutely everything you could need is provided, including large pots and pans for cooking which I don’t often find in similar properties. It was clear that the owners take pride in this house, it was perfect for our group and very spacious and comfortable. Also super warm in the middle of winter which is great! Beautiful part of the world and I cannot wait to come back!

Soph - 5th July 2020This great house was perfect for our cozy winter get away with another couple. The kitchen has all the amenities, we snuggled down at the end of a big adventurous day with rugs and a Netflix movie at night. We went for a picnic at Boat Harbour which is a 100m walk from the front door. My favourite part was stepping upstairs in the morning and spotting whales from the living room. The kids loved their separate area upstairs and closing the barn door to keep the noise out was great ha! It was a wonderful stay. We will be back.

Beautifully decorated and had all the conveniences and little touches. The house is so close to the beach it was awesome. Only down side is the lack of air conditioning, would love to go back but definitely not in summer as the loft room would be suffocating.

Beautiful Kingsley Beach House
Gail - 12th January 2019Such a beautiful home. Photos absolutely accurate. We loved this house with all its amenities directly across from lovely, quiet Kingsley Beach. Stairs steep up to loft and quite hot up there in summer, air conditioner struggled on the days we needed it due to the wonderful high ceilings but most days a cooling sea breeze blew into the house, so not a major problem. 8 adults in the house did not feel overcrowded. Kingsley Beach House had everything we needed for a fabulous family getaway.

The beach on the door step was fabulous too. Kiddies were more than satisfied with Apple TV and play stations and us adults appreciated the beautiful large kitchen, stunning bedrooms, ample bathrooms and adorable reading nook.
